1. Independent Advisory Firm & Corporate Identity Disclaimer

UnifiedRERA by AVN is an independent multidisciplinary professional advisory brand operated by AVN Next Gen LLP (Certificate of Incorporation: ACT-0910, Date of Incorporation: 29-11-2025, GSTIN: 27ACMFA2836Q1ZR, PAN: ACMFA2836Q), comprising practicing Advocates, Chartered Accountants, and Certified Civil Engineers. We are not a government entity, department, or affiliated wing of the Maharashtra Real Estate Regulatory Authority (MahaRERA) or the Ministry of Housing and Urban Affairs.

2. Scope of Services

Our firm assists real estate promoters, developers, housing societies, channel partners, and home buyers with regulatory scrutiny, legal title searches, drafting compliant agreements for sale, preparing statutory certifications (Form 1, 2, 3, and 5), facilitating portal uploads, and representing matters before competent conciliation benches and tribunals.

Engagement in any specific assignment commences only upon execution of a formal Letter of Engagement (LoE), quotation acceptance, or explicit written mandate.

3. Client Responsibilities & Authenticity of Records

Clients engaging UnifiedRERA warrant that all documents, sanction plans, revenue records (7/12, ferfar, PR cards), land titles, bank account statements, and financial books provided to our team are authentic, complete, and legally valid.

UnifiedRERA relies in good faith upon the records provided by the client and shall not be held liable for misrepresentations, omissions, or forged instruments submitted by promoters or their representatives.

4. Statutory Government Fees

All statutory fees payable to the Maharashtra Real Estate Regulatory Authority (including project registration fees, QPR delay late fees, agent licensing fees, or tribunal appeal fees) are determined by official government gazettes and rules.

Such statutory fees are strictly separate from UnifiedRERA's professional advisory charges and must be disbursed directly to MahaRERA via official payment gateways by the client.

5. Limitation of Liability

Regulatory approval timelines, scrutiny requisitions, and order pronouncements are subject to the sovereign authority and administrative scheduling of MahaRERA officers and judicial members. While UnifiedRERA exercises the highest level of professional diligence to secure zero-deficiency filings, our firm does not guarantee specific judicial outcomes or government processing timeframes beyond our statutory advisory control.

6. Intellectual Property

All proprietary checklists, compliance toolkits, website graphics, layouts, brand logos, and written analyses published on https://unifiedrera.com/ are the intellectual property of UnifiedRERA by AVN and are protected under Indian copyright and trademark law. Unauthorized copying, mirroring, or commercial redistribution is strictly prohibited.

7. Governing Law & Jurisdiction

These Terms of Service and any contractual agreements between the client and UnifiedRERA shall be governed by and construed in accordance with the laws of the Republic of India. Any disputes arising hereunder shall be subject to the exclusive jurisdiction of the competent courts in Pune, Maharashtra.
